Our Process

At AGN Builders, our approach is collaborative, creative, and built on truly listening. We take your ideas and thoughtfully shape them into the spaces where life happens. From the initial consultation through to final inspection, our team ensures you feel informed, involved, and satisfied every step of the way.

We begin by listening. Taking the time to understand what matters most to you helps us design and build a custom home tailored to your lifestyle and needs. Throughout the project, we meet with you regularly to maintain clear communication, uphold high standards, and ensure expectations are consistently met.

We want the process of building your custom home to be as exciting and stress-free as possible. With careful planning, an organised approach, and a commitment to minimising disruptions and unexpected costs, we help create a seamless experience from start to finish.

Our process for all projects includes:

The Brief – Onsite Consultation. We visit with you at your home for an informal discussion about your building project. Together we discuss your requirements and the options available to you and we will then present you with the best option to meet your goals and expectations.  This is a chance for us to ask questions about what you are looking for, and for you to ask questions about our process, experience and expectations.

Design. If you don’t already have plans or concepts, we’ll arrange a design consultation with the Builder and Architect. From there, the Architect will develop schematic designs, working closely with the Builder to ensure alignment between vision, practicality, and buildability. This collaborative approach ensures your project gets off to a strong start, with valuable input from a Builder’s professional and practical perspective.
If you already have plans, we can proceed straight to the next step.

Cost Estimate. We prepare a cost estimate so you can make decisions based on the design and your budget.

Building Approval & Selections. Once you are happy with the design, working drawings are finalised and passed on to our preferred Private Building Certifier and Town Planning Consultants. We proactively liaise with these consultants to amend the plans, so building approval can be obtained promptly. We also give you a guided tour of our online project management portal so you can see how easy it is to build and renovate with us.

Quote Presentation. A building proposal and accurate quote for your project is prepared with a detailed inclusions list that reflects all your selections.

Contract. On approval of our quotation and proposal, we prepare all the necessary contracts for you to sign. We use a plain English contract provided by either Master Builders of Victoria (MBAV) or Housing Industry Association (HIA).

Construction. At AGN Builders, we take pride in clear, consistent communication throughout the construction process. You’ll receive regular updates via phone and email, along with scheduled site visits to see your project come to life.

We also use a secure, cloud-based project management platform that gives you 24/7 access to your project. This tool keeps you informed with real-time progress updates, timelines, selections, documents, and photos—no matter where you are.

Even if you can’t make it to site, we maintain a detailed daily log so you can track exactly what’s happening each day. Our commitment to transparency means you’ll always know where your project stands, giving you confidence in our process, our people, and our promise of integrity.

Completion and Handover. The final stage is where we get to show you through your new home. This is our favourite part as we get to demonstrate all the features throughout the home and turn on all the appliances so you can see that they work. You receive all your maintenance and warranty documents, including compliance certificates, and then we hand you the keys to your dream home!

Warranty Period. Minor items commonly require attention following handover. We provide a 12 month maintenance inspection after handover, if necessary, to rectify any minor settlement and adjustment issues which are deemed not normal, with a further 7 years on structural issues. We contact you regularly during this period to make sure you are absolutely satisfied.
